Get a bid from a general contractor to find out how much the upgrades are going to cost.
Contractors must be registered by Hallmark Home Mortgage.
Work with your Mortgage Loan Originator and receive financing approval.
You will meet and sign paperwork to begin the process. Hallmark will then pay off your existing mortgage, and construction can begin.
For large projects the contractor will request money draws at the completion of major milestones in the project. The amount of draws requested will vary based on the size of the project. Hallmark will send out appraisers to the job site to make sure the stage is completed. Hallmark has your back and will also get your approval before any money is released.
Your project is now complete. You will have a closing to sign final loan paperwork. It is now time to enjoy your new improved home that now has the changes you have been dreaming about.
